Terms of the Auction:
The auction will be conducted on November 17, 2009 at the Knights of Columbus Hall located at 11198 IL Rt. 185 in Hillsboro, IL 62049 using the Multi-Parcel method of bidding. Simply explained this will allow you to bid on any tract or combination of tracts you wish to purchase at anytime in the auction. Each tract will be offered individually and then bidders will be allowed to create any combination of the tracts they desire.
Buyers will be required to enter into a Real Estate Purchase Contract and deposit the specified amount of Earnest Money, per tract, the day of the auction with balance due at closing. Contract price will include the final bid price plus a 4% buyer's premium.
All ground that is currently in the CRP program must be kept in the program until the current contract expires. Anyone who removes the ground from the CRP program prior to the expiration of the contract will pay the penalty amount for removal. Kilton Farms, Inc. will not be responsible for any penalties due for removing ground early from the CRP program.
All acreage listed online and in the catalog is from the preliminary survey. All tracts will be subject to a final survey that will be conducted after harvest is complete. All purchase prices will be based on the acreage amounts from the final survey.
All real estate taxes from 2009 due in 2010 will be paid by Kilton Farms, Inc.
All closings will be held within 30 days of November 17, 2009. The closings will be handled by Beavers & Graham Attorneys at Law located at 221 West Main Cross in Taylorville, IL 62568. All titles are guaranteed full and clear. James O. Beavers is the attorney handling the estate.
